The short answer

Water heater repair in Boston runs $185 to $925. A 50-gallon gas tank installed costs $860 to $3,800, and a heat pump unit $2,450 to $5,650 before Mass Save pays $750 back. Plan on a permit, pulled by a licensed plumber or gas fitter.

Estimates for 2026, including labor and standard parts. Boston prices use the metro's construction cost factor of 1.23 (US average = 1.00) from the U.S. Army Corps of Engineers Area Cost Factors. Your quote depends on access, materials and the condition of the home.

Repairs are priced by the part. The common jobs:

RepairTypical cost in BostonWhat it fixes
Thermocouple or igniter$185 to $400Gas pilot or burner that will not stay lit
Gas control valve$250 to $700Pilot, burner control and thermostat on a gas tank
Heating element$185 to $450Lukewarm water or hot water that runs out fast on an electric tank
Anode rod$200 to $450Corrosion inside the tank
Pressure relief valve$125 to $400A dripping or leaking relief valve
Expansion tank$125 to $490A closed system that needs a tank to absorb pressure
Tankless flush and descale$150 to $400Scale in the heat exchanger
Gas vent replacement$125 to $740Rusted or undersized venting

If the gas control valve acts up, shut off the gas to the heater and call a licensed gas fitter, since a faulty valve can leak gas.

Repair or replace?

Replace a heater that is more than 10 years old, or when a repair would cost more than half the price of a new one. A tank that leaks from the body means a new heater. Thermocouples, valves, elements and anode rods are worth replacing on a younger tank.

Ground water here arrives far colder than in the South, so a tank works harder to bring it up to temperature. That shortens recovery and puts more wear on the tank over its life. If your hot water already runs out faster than it used to, the tank is wearing out.

In a triple-decker or an older Cambridge two-family, the water heater often sits in a basement with a low ceiling, a shared flue and no floor drain. Those conditions limit what you can install.

Gas tank

A like-for-like gas tank is the lowest-cost option in the table. On an older install the replacement may need to be brought up to current code: a relief valve line run to a safe discharge point, an expansion tank on a closed system, and venting that meets the gas code. Our Boston plumbing guide covers general plumbing prices and permits.

Gas tankless

A tankless heater fires only when a tap is open, so there is no tank kept hot all day. Most of the cost is in the install: a tankless burner often needs a larger gas line, $430 to $2,450 here, and new venting at $125 to $740. In a basement with a shared flue, venting may rule out tankless.

Heat pump

A heat pump water heater pulls heat from the air around it. Mass Save says these units are up to three times more efficient than a conventional electric water heater and suit homes with basements or separate utility rooms. In a closet without proper clearance, the unit loses efficiency, and many Boston-area utility closets are like that, so measure the space before you buy.

A heat pump also needs a drain for condensate and either a dedicated circuit or one of the 120-volt models Mass Save lists at UEF 2.20. If your panel needs work first, read our Boston electrician guide for panel and circuit costs.

Mass Save's heat pump rebate in detail

The Mass Save rebate requires the equipment to be installed by a licensed plumber between January 1 and December 31, 2026. The rebate form and supporting documents must reach Mass Save by February 28, 2027. The rebate cannot be combined with other Mass Save incentives for the same equipment, and it cannot exceed the total installation cost.

The federal credit has ended

The federal Energy Efficient Home Improvement Credit let homeowners claim 30% of a heat pump water heater's cost, up to $2,000, on IRS Form 5695. The IRS says the credit applies to improvements made through December 31, 2025. For a unit installed in 2026, plan on no federal credit unless Congress extends it. The Mass Save rebate of $750 is the one to count on.

What the Massachusetts energy code requires

Massachusetts has three levels of building energy code: the Base Code, the opt-in Stretch Code and the opt-in Specialized Code. Boston, Cambridge, Newton and Quincy have adopted the Stretch Code. Cambridge, Brookline, Somerville and Newton have adopted the Specialized Code.

The Specialized Code applies to new construction only. Under its All-Electric Pathway, no fossil fuel may be used for water heating. It applies to an addition or a new unit, not to a straight replacement in an existing house. For a replacement, the code question is the plumbing and gas code, plus the venting and relief valve rules the inspector checks.

Historic buildings can be exempt from Stretch Code compliance where compliance would compromise the building's historic character. If you own a property in a historic district, ask the inspection department before you buy equipment.

Do you need a permit?

Plan on one. Massachusetts regulates plumbing and gas fitting through 248 CMR, and the local inspection department issues the permit. Don't assume that a replacement with the same tank size avoids it. The scope of the permit can change when the job involves gas piping, electrical work or a different venting arrangement.

In Boston, the Inspectional Services Department issues plumbing and gas permits. You can check a permit's status in the city's Permit Finder or call ISD at (617) 635-5300.

In Cambridge, the plumbing permit fee is $50 for an electric, gas or indirect water heater and $100 for a tankless unit. A solar or hybrid system is $100. Starting work before the permit is issued triples the fee. Failing to call for a final inspection within 5 days of completion costs $50, and a re-inspection costs $50. Plumbing and gas permits get at least two inspections, a rough and a final.

Construction hours in Cambridge run Monday through Friday 7:00am to 6:00pm and Saturdays 9:00am to 6:00pm. Sunday work needs a special permit from the Police Department.

How to check a water heater installer before you hire

Water heater work in Massachusetts is plumbing and gas fitting work. The installer needs a journeyman or master plumber or gas fitter license from the Board of State Examiners of Plumbers and Gas Fitters. A journeyman works under a master. A new dedicated circuit needs a licensed electrician from the Board of State Examiners of Electricians. Venting work can bring in a licensed sheet metal worker.

  1. Look up the license in the state's eLIPSE portal. You can search by license number, name, license type or business.
  2. Confirm the company is registered as a Home Improvement Contractor if the job is on an owner-occupied home of 1 to 4 units. HIC registration is separate from a Construction Supervisor License and the two are not interchangeable.
  3. Ask who pulls the plumbing and gas permits and books the inspections. The installer should pull the permits and book the inspections.
  4. Get the price in writing with the heater, removal of the old unit, connection changes, permits and inspection coordination listed separately.

The HIC program also runs an arbitration process for disputes and can pay eligible homeowners up to $25,000 from the Guaranty Fund for unpaid judgments against a contractor.

Frequently asked questions

How much does water heater repair cost in Boston?

Most repairs run $185 to $925. A thermocouple or igniter is $185 to $400, a gas control valve $250 to $700 and an anode rod $200 to $450. A tank that leaks from the body needs replacing.

Should I repair or replace my water heater in Boston?

Replace it if it is more than 10 years old, if the tank itself leaks, or if the repair costs more than half the price of a new heater. A younger tank with a bad thermocouple, element, valve or anode rod is usually worth fixing.

Is there a rebate for heat pump water heaters in Boston?

Yes, through Mass Save. It pays $750 per unit for an ENERGY STAR heat pump water heater at UEF 3.30, or $1,500 for a split system. The unit must be installed by a licensed plumber in 2026 and the paperwork filed by February 28, 2027.

Do I need a permit to replace a water heater in Boston?

Yes. Boston ISD issues plumbing and gas permits, and Cambridge charges $50 for a tank and $100 for a tankless unit. Starting work before the permit triples the fee in Cambridge. The inspector checks the relief valve line, expansion tank and venting.

Can I still get the federal tax credit for a heat pump water heater?

Not for a unit installed in 2026. The federal credit applied to improvements made through December 31, 2025, and it is not available for equipment installed after that date unless Congress extends it.

Does Boston's cold water affect water heater sizing?

Yes. Ground water arrives colder here than in the South, so a tank works harder to heat it and recovery takes longer. Size the tank for your household and insulate the pipes. If hot water already runs out fast, the tank is near the end of its life.

What license should a water heater installer have in Massachusetts?

A journeyman or master plumber or gas fitter license from the Board of State Examiners of Plumbers and Gas Fitters. A new dedicated circuit needs a licensed electrician. Look up any license in the state's eLIPSE portal before you hire.

How we calculate these prices

GOLDGCP starts from national price ranges for each job, taken from published 2026 cost guides and checked against local price guides where they exist. To get a local price, we multiply the national range by the construction cost factor for the metro from the U.S. Army Corps of Engineers Area Cost Factors (US average = 1.00). Where that table has no entry for a metro, we use the nearest listed location or the state value. For ZIP codes outside the 50 largest metros, the cost estimator uses the state's price level from the Bureau of Economic Analysis Regional Price Parities. Ranges include labor and standard materials but not unusual site conditions, so a written quote after an inspection is always the final price.
