Cabinets take the biggest share, which is why the cabinet line moves the total more than anything else. Stock cabinets run $84 to $335 per linear foot installed in DFW, semi-custom $125 to $590 and custom $420 to $1,000. If your cabinet boxes are sound, keeping them and replacing only the doors and drawer fronts keeps the job in the "minor" range, which paid back best in Dallas (see the resale section below).
Layout changes and what triggers a permit
Swapping cabinets, counters and appliances in place is the simplest job. Changing the layout is where cost and paperwork start.
Opening a wall
In the City of Dallas, 46.1% of homes were built before 1980, and the median house dates from 1983 (Census Reporter, ACS 2024). If you want to open an older kitchen to the living room, find out whether the wall carries the roof or ceiling. A bearing wall needs a beam sized for the load, and Dallas and Arlington both require a permit for structural work such as removing a wall.
Moving the sink or range on a slab
Most North Texas houses sit on concrete slabs; 97.9% of new single-family homes started in 2024 in the census region that includes Texas were built on one (NAHB). The sink drain runs through that slab. Moving a sink to a new island means trenching the concrete for a new drain and vent, which is why "moving plumbing or walls" adds $4,200 to $21,000 in our DFW figures. A range moved to an island needs a new gas line or a new 240-volt circuit run under the floor or through the ceiling.

What a kitchen permit costs in Dallas
Dallas's fee guide, in effect since July 1, 2025, charges a base of $181 per dwelling unit for alterations to a house, plus $100 for each additional trade. A kitchen with building, plumbing and electrical work would carry the base and two added trades, $381, plus a $15 technology fee per document (Dallas fee guide). Other cities set their own fees.
Gas, ventilation and electrical rules in DFW kitchens
Gas lines to the range
Texas law counts gas piping as plumbing. The Plumbing License Law defines plumbing to include piping that supplies or distributes gas, so a new or moved gas line for a range or cooktop is work for a plumber licensed by the Texas State Board of Plumbing Examiners (TSBPE_June2023.pdf)). Dallas builds to the 2021 fuel gas code with local amendments (City of Dallas), and the line is inspected before the wall closes.
Atmos Energy serves most of the metro. If you smell gas during or after the work, leave the house first, then call 911 and Atmos at 866-322-8667 from a safe distance, and do not switch anything on or off (Atmos Energy).
Range hoods
The 2021 International Residential Code, which Dallas uses with amendments, sets two rules worth knowing before you buy a hood (2021 IRC, chapter 15):
- A ducted hood must vent outdoors through a smooth, airtight duct with a backdraft damper, separate from any other exhaust. The duct may not end in the attic. If the duct crosses the attic, it has to continue to a roof or wall cap. A listed ductless hood is allowed where the manufacturer's instructions are followed and the kitchen has other ventilation.
- If the house has a fuel-burning appliance that is not direct-vent or power-vented inside the air barrier, such as a gas water heater or furnace that vents by natural draft, a hood that can pull more than 400 cubic feet per minute needs makeup air at about the same rate, with a damper.
Check the hood's rated airflow before you buy it, and ask your remodeler whether the house needs makeup air, because that adds ductwork and a damper.
Circuits and lighting
Texas enforces the 2023 National Electrical Code through TDLR, and Dallas adopted it with local amendments. All new wiring has to be done by a licensed electrician (TDLR). A kitchen remodel usually adds countertop circuits, an appliance circuit or two, and lighting. Older homes: lead paint and hidden work
If your house was built before 1978, any paid crew that disturbs painted surfaces, including cabinets, trim and walls, must be EPA certified under the Renovation, Repair and Painting rule (EPA). Ask for the firm's certificate. Opening walls in an older house also exposes the wiring and pipes behind them, so build a contingency into the budget for what demolition reveals.

Plan to live without a working kitchen for most of that time. A temporary setup with a microwave, a hot plate and the old refrigerator in the garage helps.

The report's minor remodel keeps the layout and the cabinet boxes and replaces the cabinet fronts, counters, sink, faucet, range, refrigerator and flooring (Cost vs. Value project description). That is the one project here that returned more than it cost. A major remodel that moves walls and plumbing may still be worth doing for how you live, but at sale it recovered about half its cost in Dallas, and upscale finishes recovered about a third.
How to check a kitchen remodeler before you hire

- Confirm the company is registered with your city. Dallas and Fort Worth require a registered contractor on permits.
- Get the names and license numbers of the plumber (TSBPE) and electrician (TDLR) who will work on your kitchen.
- Ask for the certificate of liability insurance from the insurer.
- Ask who checks whether the wall you want removed is load-bearing, and who designs the beam.
- Ask how the hood will vent and whether makeup air is needed.
- For a pre-1978 house, ask for the EPA lead-safe firm certificate.
- Get a written contract with the cabinet line, counter material, appliance models or allowances, permit responsibilities and a payment schedule tied to finished stages.
