The short answer

Installed flooring in Dallas-Fort Worth runs about $3.50 to $13.50 per square foot for luxury vinyl plank and $9 to $21 for solid hardwood, so 500 square feet of LVP comes to roughly $1,700 to $6,700. The slab matters most here. North Texas clay moves, so a careful installer tests the concrete for moisture and checks it for cracks and dips before anything goes down.

Flooring costs in Dallas-Fort Worth

The table applies the Fort Worth construction cost factor of 0.84 from the U.S. Army Corps of Engineers to national installed prices. Each range covers the material, a standard underlayment and labor. Labor and materials in North Texas cost less than the US average, so local figures sit about 16% below the national ones.

JobDallas–Fort Worth (typical range)US average

Hardwood, 500 sq ft$4,600–$10,500$5,500–$12,500

Estimates for 2026, including labor and standard parts. Dallas–Fort Worth prices use a construction cost factor of 0.84 (US average = 1.00) from the U.S. Army Corps of Engineers Area Cost Factors, based on Fort Worth. Your quote depends on access, materials and the condition of the home.

Angi's Dallas data lands in the same band. It puts a typical Dallas flooring job at $1,752 to $5,430, with an average of $3,476, and a midrange installation at $10 to $13 per square foot. Labor alone runs $1.50 to $8 per square foot, or roughly $60 to $120 an hour, and makes up about 60% of the bill. Vinyl plank sits at the low end of that labor range and hardwood at the top (Angi). Here are Angi's averages by room size:

What adds to a DFW flooring quote

  • Tearing out the old floor costs $1 to $3.50 per square foot by our figures. Angi puts tile removal in Dallas at $2 to $7 per square foot and nailed or stapled carpet at $0.70 to $1.80.
  • Subfloor repair or replacement runs $1.50 to $7.50 per square foot by our figures, or $3 to $10 in Angi's Dallas data.
  • Underlayment, when the product doesn't come with it attached, adds $0.50 to $5.40 per square foot.
  • A slab that isn't flat needs its high spots ground and its low spots filled.
  • Tile over a cracked slab may need a crack isolation membrane.
  • Stairs are priced per step, at $11 to $160 a step depending on the material.
  • Some crews bill $60 to $120 an hour to move furniture.

Floors on a North Texas slab

Clay that moves

Dallas lies inside the Blackland Prairie, the clay belt that runs from the Texas border north of Dallas to just south of San Antonio along Interstate 35. That is where you find Houston Black, the Texas state soil, which is rich in smectite clay. It swells when wet, shrinks when dry and can open cracks more than 4 inches wide in a dry spell. The Soil Science Society of America's booklet on this state soil says construction on it "is often plagued by cracking from the shrinking and swelling movements" (state soil booklet).

New houses in this part of the country are almost all built on concrete slabs. In 2024, 97.9% of new single-family homes started in the census division that includes Texas sat on one, compared with 73% nationally (NAHB). A slab on shrink-swell clay can crack, and the crack can show through a new floor. Angi puts a structural engineer's inspection at $500 to $1,500 for Dallas homes with foundation concerns. Ask for one before tile or another rigid floor goes over a slab you're unsure about.

If the foundation needs leveling, that work comes first. Fort Worth requires a building permit and engineered plans for every residential foundation repair, and Dallas issues foundation repair permits at its district offices (Fort Worth, Dallas FAQ). Watering habits count too. Fort Worth lets residents run drip irrigation at any time to protect structural foundations (Fort Worth Water). A leak under the slab can soak a floor from below, and our Dallas plumbing guide explains slab leaks.

Test the slab before wood or glue-down floors

Concrete passes ground moisture up into whatever covers it. ASTM, the standards body, says too much moisture in a slab after the floor goes in can cause debonding, peaking, damaged finishes and microbial growth, and that flooring makers generally require a moisture test on concrete before installation. Installers use one of two tests:

TestHow it worksWhat it reports
ASTM F2170Probes placed in the concreteRelative humidity inside the slab
ASTM F1869Anhydrous calcium chloride on the slab surfacePounds of water vapor leaving 1,000 sq ft of slab in 24 hours

Either result describes the slab only on the day of the test and at the spots tested (ASTM F2170, ASTM F1869). The flooring maker's limits decide what passes. Ask your installer which test they will run, at how many spots, and what they will do if the slab fails: add a moisture barrier, switch products or wait for the slab to dry.

Flat enough for a floating floor

Click-lock LVP, laminate and many engineered floors float over the slab and need a flat base. On a slab that has moved, the crew grinds the high spots and fills the low ones with patch or leveling compound. Ask each installer to price that prep as its own line so the bids compare fairly.

Wood on concrete

For hardwood floor installation in Dallas, the first question is whether the boards go over concrete or over a wood subfloor. Angi's Dallas guide describes solid hardwood as susceptible to moisture damage and engineered wood as more moisture resistant, at $4.50 to $16 per square foot for engineered. Solid boards over a slab need a passed moisture test, a moisture barrier and an installation method the manufacturer approves for concrete.

Heat, humidity and wood floors in DFW

Wood swells when it takes on moisture and shrinks when it dries out. NC State University worked out the moisture content wood settles at outdoors in each month, using NOAA's 1981 to 2010 climate normals and a U.S. Forest Products Laboratory method. For Dallas the range is narrow, from 11.0% in August to 12.9% in May:

MonthsOutdoor moisture content of wood in Dallas
December to February12.5% to 12.7%
March to May11.9% to 12.9%
June to August11.0% to 12.1%
September to November12.0% to 12.4%

Source: NC State University. Houston, for comparison, stays between 13.8% and 14.6% all year.

Indoor conditions depend on how the house is run, and DFW houses spend more energy on cooling than on heating. The region logs about 2,825 cooling degree days a year against 2,218 heating degree days, averages 20 days at 100°F or more, and has summer dew points around 70 to 71°F (National Weather Service). HomeGuide notes that some flooring has to sit in the room for a day or more before installation to adjust to the temperature and humidity, which prevents warping later (HomeGuide). Keep the air conditioning or heat at its normal settings while the wood acclimates, have the installer check boards and slab with a meter, and leave the expansion gaps the manufacturer asks for.

Angi adds that Dallas's summer heat and humidity can stretch the schedule for wood that needs acclimation. Many installers prefer spring or fall, which is why those are their busiest seasons.

Tile installation in Dallas-Fort Worth

Tile and stone are rigid, so when the slab under them cracks or shifts, the crack tends to come up through the tile. Installers deal with that in two ways.

  1. A crack isolation membrane goes between slab and tile. Tile installer Tom Meehan, writing in Fine Homebuilding, runs the membrane at least two tile widths past each side of a crack and covers the whole floor when a slab has many cracks. He also warns that cracks driven by the soil under a slab may not be controllable, and he won't start without an engineer's approval if the slab's stability is in doubt (Fine Homebuilding).
  2. Movement joints let the tile move. The Tile Council of North America's EJ171 method opens by saying perimeter and field movement joints are "essential and required." Perimeter joints go wherever tile meets a wall, a different floor, a curb or a column, and they get flexible sealant instead of grout. Joints already in the concrete should carry through the tile (Mapei summary of EJ171).

On a DFW slab with a history of movement, ask each tile bidder how they will treat existing cracks and slab joints, and put the answer in the written scope. Removing a failed tile floor costs $2 to $7 per square foot in Dallas, according to Angi, before any new tile is bought.

Older Dallas homes: what's under the old floor

Among the metro's big cities, Dallas has the oldest housing by median year built. Its median house dates from 1983, and 46.1% of its homes were built before 1980. Irving's median is 1987 and Plano's 1994, while Frisco's is 2010 and McKinney's 2007 (Census Reporter, ACS 2024). Pulling up carpet in a pre-1980 house can expose old vinyl tile, sheet vinyl or dark adhesive.

Older vinyl floor tiles, the backing on old sheet vinyl and some floor adhesives can contain asbestos. Federal consumer safety guidance says not to sand, scrape or level asbestos flooring, and to cover it with new flooring where possible (CPSC).

Texas rules depend on the building:

  • A house, or an apartment or condo building with four or fewer units, sits outside the state asbestos rules and the federal NESHAP rule, according to the Department of State Health Services renovation flowchart. Federal OSHA worker protection rules may still apply (DSHS, Occupations Code 1954.002).
  • Larger condo and apartment buildings can fall under the state's public building rules. Those call for a survey by a DSHS-licensed asbestos inspector, notice to the state at least 10 working days before work disturbs asbestos material, and removal by a licensed abatement contractor. Ask the HOA or the manager before old flooring comes up.

A house needs no state notice, but testing before removal is still the safer path. A floating LVP or engineered floor laid over the old surface avoids disturbing it at all.

Lead is the other old-house issue. If the job means pulling painted baseboards, shoe molding or stair parts in a home built before 1978, the paid crew must be an EPA-certified firm under the Renovation, Repair and Painting rule (EPA). Our Dallas painting guide covers lead-safe work.

Condos, townhomes and sound

Stacked living is common in parts of the metro. In the City of Dallas, 23.7% of homes are in buildings with 50 or more units, and in Frisco 20.8% are (Census Reporter, ACS 2024). In those buildings the floor is part of the sound barrier between neighbors. The 2021 International Building Code, the base of Dallas's building code, requires floor-ceiling assemblies between dwelling units to reach an impact insulation class (IIC) of 50 in a lab test, or 45 when field tested, and a sound transmission class of 50 for airborne noise (ICC).

Swapping carpet for a hard floor changes how that assembly performs. Before you order, read the condo declaration and HOA rules for any flooring or underlayment requirement, and ask the manager whether the board must approve the work. Then choose an underlayment with a published IIC test result.

Do you need a permit?

Usually not for a straight floor replacement, anywhere in the metro. Permits come in when the job turns structural.

CityFloor covering onlyWhen a permit applies
DallasNo building permit for nonstructural interior remodeling of a one- or two-family homeJoist or framing repair, foundation repair, or flooring inside a permitted remodel
Fort WorthFloor and wall coverings are "cosmetic" and need no permitChanging, moving or repairing floors or walls; every foundation repair, which also needs engineered plans

When flooring is part of a larger permitted remodel in Dallas, the city's fee guide charges a base of $181 per dwelling unit for an alteration, plus $100 for each added trade and a $15 technology fee per document (Dallas fee guide).

Sales tax on a flooring job

Texas does not tax the labor to repair or remodel a home, so the tax depends on how the contract is written. Under a lump-sum contract with one price, the installer pays sales tax on the materials when buying them and charges you no tax. Under a separated contract that prices materials and labor apart, the installer collects sales tax from you on the materials only (Texas Comptroller). The state rate is 6.25%, and local taxes can add up to 2%, so the combined rate tops out at 8.25% (Comptroller).

Water-damaged floors

If a leak or a freeze ruined the old floor, the insurance claim comes before the new floor. Freezes here can last: during Winter Storm Uri in February 2021, DFW Airport stayed below freezing for 139 hours in a row (National Weather Service). Photograph the damage before the old floor comes out and call your insurer early. Texas insurers must acknowledge a claim within 15 business days and decide within 15 business days after they have what they need, with one 45-day extension allowed if they explain why (Texas Department of Insurance). Our Dallas emergency repair guide covers the first hours after a leak.

How to check a flooring installer before you hire

Texas has no state license for general contractors, remodelers or flooring installers. Dallas and Fort Worth tie contractor registration to permits, which most flooring jobs don't need, so your own checks carry more weight:

  1. Ask for a certificate of liability insurance sent by the insurer.
  2. Ask which moisture test they will run on your slab, at how many spots, and what they do if it fails.
  3. For tile, ask how they will treat cracks and slab joints, and whether a crack isolation membrane is in the price.
  4. For a house built before 1980, ask whether they will test old vinyl or adhesive before removal.
  5. For a house built before 1978, ask for the EPA lead-safe firm certificate if painted trim comes off.
  6. Get a written price that lists removal, leveling, underlayment, transitions, baseboards and stairs.
  7. If foundation or joist work is needed, confirm who designs the repair and who pulls the permit.

Our Dallas general contractor guide explains the Texas lien rules that protect you on bigger jobs, including the 10% reserve. Every installer in the GOLDGCP network passes six-step vetting: license verification for the trades that need one, an insurance check, a background and business check, a portfolio review, client reference calls, and onboarding with a quality score. Frequently asked questions

How much does flooring installation cost in Dallas?

By our figures, installed flooring in Dallas-Fort Worth runs about $3.50 to $13.50 per square foot for LVP, $6 to $17 for engineered wood, $9 to $21 for solid hardwood and $8.50 to $29 for tile. Angi puts a typical Dallas flooring job at $1,752 to $5,430. Removal, slab prep and stairs cost extra.

What flooring works on a slab foundation in Dallas?

LVP, porcelain tile and engineered wood rated for concrete all work on DFW slabs once the concrete passes a moisture test and is flat. Tile also needs a plan for cracks, such as a crack isolation membrane. Solid hardwood over a slab needs a passed moisture test, a moisture barrier and a method the maker approves.

Do I need a permit to replace flooring in Dallas?

Not for a straight replacement in a house. Dallas exempts nonstructural interior remodeling of one- and two-family homes, and Fort Worth and Arlington treat floor coverings as cosmetic. Joist repairs, foundation repairs and flooring inside a permitted remodel go through the city.

Why does tile crack in North Texas houses?

Often because the slab under it moves. Blackland Prairie clay swells when wet and shrinks when dry, and slabs on it can crack. Installers lay crack isolation membranes over slab cracks and leave flexible movement joints at walls and slab joints, as the tile industry's EJ171 method requires.

Do flooring installers need a license in Texas?

No. Texas has no state license for flooring or tile installers. Dallas and Fort Worth tie contractor registration to permits, which most flooring jobs don't need. Check insurance, references and the written scope, and confirm the state license of any plumber or electrician on the job.

Is it safe to pull up old vinyl tile in a Dallas house?

Test it first. Old vinyl tile, sheet vinyl backing and floor adhesive can contain asbestos. Texas's asbestos rules don't cover private houses, but sanding or scraping can still release fibers. Covering the old floor with floating LVP or engineered wood avoids disturbing it.

How long does it take to install floors in a Dallas home?

HomeGuide puts an average installation at 1 to 3 days, with more time when old flooring has to come out or repairs turn up. Add time for a slab moisture test, any foundation repair, wood acclimation and finish coats on site-finished hardwood. Many DFW installers book up in spring and fall.

How we calculate these prices

GOLDGCP starts from national price ranges for each job, taken from published 2026 cost guides and checked against local price guides where they exist. To get a local price, we multiply the national range by the construction cost factor for the metro from the U.S. Army Corps of Engineers Area Cost Factors (US average = 1.00). Where that table has no entry for a metro, we use the nearest listed location or the state value. For ZIP codes outside the 50 largest metros, the cost estimator uses the state's price level from the Bureau of Economic Analysis Regional Price Parities. Ranges include labor and standard materials but not unusual site conditions, so a written quote after an inspection is always the final price.
